Line & Land is a boutique real estate practice specialising in architecturally significant homes on the West Coast. We work with a small number of clients so every transaction gets the attention it deserves.

Why we started Line & Land.

In 2013, our founder Sara Kondo spent two years helping buyers navigate a market full of overpriced mediocrity and overpromising agents. She saw how much the process failed people who cared about more than square footage — buyers who wanted to know why a house was designed the way it was, how it would age, what it felt like on a November afternoon.

Line & Land was built to serve those buyers. We don't chase volume. We take on the listings and the searches we can stand behind completely — and when we can't, we say so plainly. Twelve years later, 92% of our business comes from referrals. We think that says everything.

12 years in West Coast residential real estate. Architecture degree, MFA in urban studies. Has closed over 200 homes and walked away from dozens of listings that weren't right.

Architecture first

We only represent homes we'd live in ourselves. Architectural integrity is non-negotiable — not a marketing phrase.

Small on purpose

We cap our active listings and buyer engagements. When we're at capacity, we say so and suggest alternatives. Volume is not the goal.

Honest counsel

We tell buyers when a price is wrong. We tell sellers when a house isn't ready. An honest no saves everyone from a bad transaction.

Long-term thinking

The right house for now and for fifteen years from now. We ask the questions buyers don't think to ask until it's too late.
